Geothermal energy powers new residential district in Bayreuth

In the area of Bayreuth-Kreuzstein, in Germany, a new residential real estate district from the developer CONCEPT BAU GmbH is establishing a self-sufficient supply of energy using geothermal sources. The innovative quarter is being built on around 6.6 hectares of the former industrial site of ZAPF GmbH, with GETEC providing the solution to sustainably tap into geothermal energy.

Together with the contractor BauGrund Süd, GETEC has overseen the installation of 174 geothermal probes into the ground, some at up to 100 metres deep. These probes form the basis for the local heating network that is 770 metres long and fed by geothermal energy. The "joseph" project combines modern, sustainable living with a high quality of life, making it attractive for a wide range of lifestyles.

The benefits of cold heating

In contrast to conventional local heating networks, which operate at high temperatures, the GETEC geothermal system uses a lower temperature level, approximately 0-25°C. The energy is raised to the required heating levels and hot water temperatures using heat pumps in the individual buildings. It is also supplemented by recooling systems and PVT modules, which combine photovoltaics and solar thermal energy. This innovative concept provides heating all year round and passive cooling in summer, helping to regenerate the ground.

Heating residences with zero emissions

The system supplies 15 energy centres in the residential buildings and heats around 56,000 m² of living space, with a total of approximately 800 residential units and about 5,000 m² of commercial space, with zero CO₂ emissions. For the project, GETEC took on the planning, financing, construction, operation and much more.

With the joseph project, it’s not just about living space. We are creating a living environment with a composition of individuality and quality of life that connects and sets new ecological, social and architectural standards. A forward-looking energy concept is a key component, and we have GETEC to thank for that.
